DETERMINE BUYING POWER

Your buying power is your financial reserves plus your borrowing capacity. If you provide Charlie some basic information about your available savings, income and current debt, he can explain different financing options and refer you to lenders best qualified to help you. 

COMPREHENSIVE SEARCH

As a Farmington Valley real estate expert, he tracks the market daily for all new listings.  In many instances, he also knows of homes in the area that are not yet listed on the Multiple Listings Service (MLS).  As your buyer’s agent, he will set you up on an automated MLS alert system so you are up to date on the local market and get notified when homes that match your criteria hit the market. 

FIND YOUR PERFECT HOME 

Charlie will help you determine which house is best for you by providing local community information on utilities, zoning, schools, etc. He will help you decide if the property will provide the environment you want for a home or investment and if the property has resale value when you are ready to sell.

NEGOTIATE ON YOUR BEHALF

There are many negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or appliances. The purchase agreement should allow time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Charlie will advise you as to which investigations and inspections are recommended or required.

INSPECTIONS

Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, lead paint, septic tank, and well tests, just to name a few. Charlie can assist you in finding qualified, responsible professionals to perform thorough inspections and provide you with written reports. Additionally, Charlie will help negotiate inspection items to be completed by the Seller prior to closing.

GUIDE IN CLOSING PROCESS

Charlie can refer you to an attorney that will provide you with a preliminary report on the property title. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. Charlie schedules a final walkthrough of the home with you just before the closing to confirm the home is in the condition as outlined in the contract and that all inspection items are complete.  He provides details on how to transfer your utilities and be present with you at the closing table to assist with any questions that may arise.  You can also call on Charlie any time in the future with questions.
